PURPOSEFUL GROWTH

California housing laws are changing how cities plan for growth. Residents deserve  to understand what those laws mean and how  Montebello can still protect neighborhoods and maintain local priorities as described in our Master Plan. I will ensure that:

1) Residents are kept informed and engaged;

2) City maintains compliance in the Housing Element while protect neighborhoods and green spaces;

3) Focus growth in appropriate areas;

4) Support thoughtful mixed use and infill development near jobs and services; and

5) Advocate for infrastructure and traffic planning.

EXPAND DEVELOPMENT IN THE RIGHT PLACES

Growth is not a virtue by itself. Poorly placed growth can be a burden.

I will support planning that puts new development on appropriate commercial corridors, vacant lots, and underused properties and keeps it out of stable residential neighborhoods that define Montebello’s character. Residents should not have to absorb density, traffic, and overflow parking so the city can check a box.

Every project should be coordinated with traffic, parking, walkability, infrastructure, public space, and quality of life before it is approved not after neighbors are living with the consequences.

Responsible planning means the right use, on the right site, with the infrastructure to support it. I will demand that standard. Anything less is not planning. It is dumping.

CULTIVATE A THRIVING LOCAL ECONOMY

I will focus on supporting local businesses, reducing vacant storefronts, cut the red tape on permits, update ordinances to be business friendly. Fast track revitalization of Downtown Montebello and our commercial corridors. Support and incentivize existing businesses. I'll advocate for a creation of a Business Advisory Commission that will give local business  owners a stronger voice in shaping economic development, revitalization and retention strategies.

The goal is simple: Support  existing local business. Attract new businesses and amenities residents want, create more jobs, stronger neighborhoods, and more reasons for residents to shop, dine, and spend locally.
